The management of your rental property includes rent collection and disbursement, collecting and lodging bonds, routine inspections, repairs and maintenance issues, issuing notice to remedy breach notices, preparing lease documentation, negotiating rents, entry and exit condition reports, marketing the property for rent, conducting viewings, rental appraisals, issue statements, checking applications, and attending tribunal hearings.

RENTAL APPRAISALS

Rental appraisals are conducted twice yearly to ensure your rental property is achieving market rent.

LET ONLY
________________________________________


Some owners prefer to conduct the management of their property themselves but would rather have Property Management HQ  find the tenant-this arrangement is known as ‘Let Only”.

It’s a one off service, and still requires the signing of an Appointment to Act Form 20a.

Once a suitable tenant is found the day to day management of the property is then conducted by the owner (or their representative).

Property Management HQ offers two Let Only packages for self managers.

INSURANCE

Clients of Property Management HQ must have their investment property fully insured.

Required:
         
  •  Public Liability-Minimum $10 million
 
  •  Building and Contents
 
  •  Landlords Insurance.

 
ALL new owners MUST provide a copy of their certificate of currency prior to commencing management with Property Management HQ.


NEW HOUSE AND LAND PACKAGES

We currently represent many clients who have purchased a new house and land package.

We have many years experience in this unique market.

We can liaise with your marketing group and the builder well before completion date to ensure you have a suitable tenant in place once the property is ready.

We can also attend completion and handover inspections as well builders warranty/defects inspections on your behalf (fees apply).


REFURBISHMENT MANAGEMENT

If your looking to refurbish a tired property or perhaps add value by adding a room then we can assist.

With a background in home renovations and design Lu can assist with any ‘makeover’ you have planned for your property.

She can advise on what tenants’ value and what you’ll more than likely be wasting your money on.

We have access to many tradesmen at reasonable rates.


COMPLIANCE

Smoke Alarms

For a flat fee of $72.50 per year your smoke alarms can be regularly inspected and maintained keeping your property compliant with new laws.

Safety Switches

Safety switches have been compulsory in all new Queensland homes since July 1992. These can be organised on your behalf.

Pool Fencing

Currently there is a legal requirement for pool fencing to be erected around every pool.

ALL new owners MUST provide a certificate of approved certified pool fencing prior to commencing management with Property Management HQ.

A CPR sign must be visible within the pool area and the pool gate must open outwards and be self closing.


BUILDING AND PEST INSPECTIONS

Annual Building and Termite Inspections can be organized on your behalf.


VALUATIONS
________________________________________


A property valuation from a registered valuer will be useful if you're looking to refinance. We're happy to arrange for you.


DEPRECIATION SCHEDULES
________________________________________

A Quantity Surveyor will ensure you receive all the tax deductions you are entitled to.
This can be organized on your behalf.
