PROPERTY MANAGERS BRISBANE

Today’s property managers wear many hats during the course of their every day property management activities:

•    mediator
•    negotiator
•    investigator
•    communicator
•    interior designer
•    debt collector
•    counselor
•    financial adviser
•    photographer
•    marketer
•    cleaner
•    social worker
•    peace keeper

and the list goes on.

It’s a demanding job with a high burn out rate.

As a property investor/landlord your choice of property manager is a crucial one.

Here’s what you should expect as a minimum.

REGULAR COMMUNICATION
________________________________________

Because of the dynamic nature of property management your property manager must keep in regular contact with you.

You must be kept in the loop at all times.Particularly during the letting phase, vacate phase and rent negotiation phases of the tenancy.

Contact via email is today’s preferred method. And should be responded to within 24 hours if not sooner.

It’s instant and in writing so all parties are clear about the instructions.

No one should be left 'high and dry'.

ACCESSIBILITY
________________________________________

Problems with properties can occur at anytime during the week.

Property managers need to be available to both you and your tenant 7 days a week and proposed courses of action need to be assessed at almost anytime.

We live in a 24 hour world and your property manager needs to be a part of this world.

ACCOUNTABILITY
________________________________________

Your property manager needs to take ‘ownership’ of your property and the property management process.

Deflecting responsibility is not an option.

Tasks/jobs need to be actioned and completed.

In essence the buck stops with them.

High minimum performance standards need to be met and maintained.

PROACTIVE AND RESPONSIVE
________________________________________

Knowledge of the process, the market and applicable laws will allow your property manager to respond to potential problems before they become a major issue.

Nothing should be left to chance or ignored.

Speed in many cases is of the essence.

KNOWLEDGE AND EXPERIENCE
________________________________________

All property managers should be trained and accredited by the appropriate State Government Authority.

They should have a sound working knowledge of the relevant and applicable laws.

They should regularly attend training so that they are updated continually with changing industry legislation and law changes.

They should have worked for at least 5 years in the property management industry.

RESPECT FOR YOU THE CLIENT AND YOUR TENANT
________________________________________

Your property manager needs to respect the positions of all stakeholders.

Your property manager is essentially a facilitator who determines the appropriate course of action that suits both parties while abiding by all applicable legal obligations.

They need to respect you the landlord and your expectations for your property as well as respecting the tenant who doesn’t just rent a property but ‘their home’.
